PORTO MARGHERA, FORMER BOSCHETTO SIRMA
The area is situated in Porto Marghera, a large industrial area overlooking the Venice Lagoon. Analyzing the data of the Observatory on Fusina-Porto Marghera, it can be seen that the economic-productive profile of the Marghera industrial center has radically changed compared to the original metallurgical-steel and petrochemical industry, with a significant increase in port activities in the last decade. This is a re-orientation and a "post-chemistry" reconversion towards the development of industrial / manufacturing companies located along productive and logistic chains (green chemistry, agro-food ...) that benefit from the location near the port and of the great intermodal node of Venice, Padua and Verona. The transformation of the port model suggests a newfound centrality of Fusina-Porto Marghera in the North-Adriatic as a maritime gateway for the European market. In this context the city of Venice is recognized by the European Union as an urban node and primary port in the TEN-T network serving the European economy and its interchanges with the rest of the world in accordance with EU regulation 1315/2013. The lot faces on the west side on Via dell'Elettronica and on the east side there is the possibility to arrange accesses from Via della Meccanica.
Surface area for sale: 45,981 square meters.
The lot is flat, in an area served by a good road infrastructure network.
The restrictions on the area are not of a Cultural or Landscape type.
